In fall, the Yellow-rumped usually migrates later than other warblers, appearing on wintering grounds around the same time as other winter residents such as the White-throated Sparrow, Golden-crowned Kinglet, and Brown Creeper. North American populations of the Yellow-rumped Warbler are short- to medium-distance migrants, only moving as far south as the central United States, south to the Caribbean and sparingly to central Panama. A formal split of the Yellow-rumped Warbler, which requires a decision by the North American Classification and Nomenclature Committee of the American Ornithological Society, may be forthcoming. The most recent genetic data suggests that the Myrtle, Audubon's, Goldman's, and possibly Black-fronted forms may actually be separate species. These are the distinctive and nonmigratory "Black-fronted" Warbler of northwestern Mexico and the "Goldman's" Warbler of Guatemala. Two of these subspecies, associated with the "Audubon's" group, are found further south. These two groups are further divided into five subspecies. The two groups hybridize where their ranges meet in southwestern Canada, and were combined into a single species in 1973, named the Yellow-rumped Warbler. North America is home to two migratory Yellow-rumped Warbler groups that are sometimes considered separate species: the "Myrtle" Warbler of eastern and far-northwestern North America and the "Audubon's" Warbler of the West. This bird's species name, coronata, means crowned. Adults also have a yellow crown patch, most obvious in adult males. Birders affectionately refer to this species as "butter-butt," since its bright yellow rump is an eye-catching and diagnostic field mark throughout the year. ![]() The Yellow-rumped Warbler is one of the most widespread and well-known warblers in North America. ![]() ![]() Wake among least affordable home markets Those making average wage can’t afford median homeĪccording to Mortgage News Daily, the average interest rate for a 30-year fixed mortgage loan is now hovering above 6% as of 4 p.m. And Wake County is now among the least affordable markets in the country, according to a recent analysis of real estate market data and wage data conducted by ATTOM Data Solutions. That’s a 35.4% decrease in housing affordability year-over-year. A year ago, in May 2021, the index measured a 111. TMLS publishes monthly an index that tracks housing affordability, based on median home sale price, household income, and prevailing mortgage rates. “As homes kind of level out on the price point and come down a little bit, you’re going to see the affordability index hopefully start to rise again,” Babb added. It’s up from a year ago but down from last month,” he said. “That has a correlation with the median sales price. Though mortgage interest rates aren’t set by the Federal Reserve, the Fed’s interest rates do impact the primary mortgage markets as lenders adjust to prevailing economic conditions. Still, the interest rate hike from the Federal Reserve is likely going to help the market “cool off” a bit, Babb predicts. “You’re going to see a lot less homes in the $200,000 range. ![]() “Houses are trending toward the higher pay brackets,” said Thomas Babb, the director of communications at TMLS. That, on top of a 12-month inflation rate not experienced in 40 years, has a complex effect on local housing markets. Federal Reserve announced Wednesday that it would be hiking interest rates by three-quarters of a percentage point, the highest single increase since 1994. Meta coming to Durham: Real estate prices could double again in 5-10 yearsĬould hiking interest rates make homes more affordable? “If you could fast forward to see it in 20 years, you’re going to be really glad you jumped on it in 2022,” Dalton said. While local real estate agents are seeing fewer requests for showings, signaling fewer potential buyers competing to win a contract to purchase property, they are still seeing plenty of offers and offers over asking prices, according to local agent Jason Dalton, who’s been working in the Raleigh-Durham area for the past 19 years. “We’re so used to comparing it to the last 18 or 24 months that we’ve lost some perception in really what a healthy market is,” he said. Here in the Triangle, we’ve become accustomed to soaring home prices and soaring home values, said Kogok. “The housing market was going 100 miles per hour and now it’s down to 80,” said Fairweather in the report. The chief economist at national real estate brokerage Redfin, Daryl Fairweather likened the real estate market to a change of speed on a highway in a report issued earlier this month that sought to explain why some local markets might see a softening of sales or a dip in median or average home sale prices. “We were running at 1,000 degrees for quite some time, and now I think we’re running at 800 degrees, so we’re still super on fire,” he said.Įxperts say in comparison to how the market has been growing in the past couple years, the Triangle’s real estate market is still fairly healthy and only shows signs of improving. Kogok has been working in the Triangle real estate market since 2002. “We’re still seeing multiple offers on a good number of properties, and the real dilemma that we’re in is we don’t have enough supply,” said Jason Kogok, co-owner of Coldwell Banker HPW/Luxury Movers Real Estate, told WRAL News this week. ![]() Local real estate agents say that’s likely not going to happen, and definitely not going to happen in the Raleigh-Durham area. Surveys started Septemand lasted until October 15, 2018. The wide variety of habitats should have allowed for a wide variety of herpetofauna. The site included habitats such as savanna, wet savanna, wet prairies, mesic prairies, aquatic, and shoreline. including a wide variety of natural habitats to survey. Quadrants highlighted in red are the survey sites specified for this group. This private site included an almost pristine ecosystem, adjacent to Middlefork Savanna Forest Preserve, Figure 1.1 Map of Colburn's Melody site. This survey was done at the Melody site in Lake Forest, IL 60045. The Melody Site is very near the 40°N border, making it an ideal field to observe herpetofauna that may be more adapted to the lower end of temperatures. However, due, to their ectothermic nature and reliance on their external environments for body temperature regulation, most species are reported to be found between the latitudes of 40°N and 40°S (Barten, 2013). Reptiles and amphibians are native to every continent on Earth excluding Antarctica. ![]() Among the quickly developing society in this part of the state lay a few pockets of land that have yet to be charted, such as the well-preserved Melody Site in northeastern Illinois. Of particular interest are the sand prairie subareas - well-defined areas located along the eastern borders of the Mississippi and Illinois Rivers, and the northeastern mesic forest sub-areas - found in just the northeastern most corner of the state lining Lake Michigan (Barten, 2013). Nevertheless, a robust range of reptile and amphibian species are distributed throughout the state, having evolved to live efficiently in almost complete hiding. Rapidly increasing populations and urbanization continue to mar remaining natural habitats. The Chicago Herpetological Society reports that within the last century nearly all of the indigenous prairie was turned into agricultural land (Barten, 2013). Unfortunately, much of the original habitats found in Illinois have been domesticated, destroyed by man. A study by Smith (1961) divided the two main ecosystems into seven defined herpetological sub-areas: grand prairie, outlier prairie, sand prairie, northeastern mesic forest, western division, southern division, and river borders. At Level III, it is split into two more ecoregions: the Central Corn Belt Plains and Interior River Valleys and Hills (EPA, 2016). Illinois is a large centrally-located state, measuring 385 miles from north to south and 215 miles from east to west (Barten, 2013). In North America, the two main Level I ecoregions of the Midwestern United States are the Great Plains and Eastern Temperate Forests of those two, Illinois has been entirely placed in the Eastern Temperate Forests Level I ecoregion (EPA, 2016). Each ecoregion may play host to a number of species of herpetofauna, some of which may be more particular to their regions than others. As such, North America can be divided into 15 broad Level I ecoregions, 50 more detailed Level II ecoregions, and still 182 more specific Level III ecoregions (EPA, 2016). The positioning of the North American continent on the globe makes it susceptible to a uniquely diverse variety of atmospheric conditions, creating an equally diverse variety of ecosystems. ![]() ![]() ![]() Now change the entity_id and duration and click Call Service button. Sofia loves the thing, and says it’s on the holiday wishlist she’s passing off to her partner this year. If Pillow Cube works for you, it will really work. The Pillow Cube's shape makes it a great option for some. Pillow Cubes come in a polyester cover, though you’ll probably still want to pop a pillowcase on top of it. The Pillow Cube is made from a solid piece of foam, unlike our all-time favorite Coop Home Goods Original pillow, which are endlessly adjustable because of the shredded foam filling. (While these guidelines are helpful, I think it’s more a matter of frame size and personal preference than just height, but we’ll get into that.) The standard option is 5 inches tall, and suggested for folks that are 5-foot-4 to 6-foot-3, and the thick option, which is 6 inches tall, is best for those 6-foot-4 or taller. The Pro also comes in “standard” and “thick” options. The quiz directed me to the 4-inch Pillow Cube Pro, which is the “thin” option that’s designed for people who are 5-foot-3-inches or shorter-though I’m actually 5-foot-9. If you’re looking to purchase the full-size version, you can take a quick online quiz to determine which size will best fit your needs. It has a travel version, called the “ Pillow Cube Classic” as well as a “pro” option (the one we reviewed), which is designed for daily use and comes in different thicknesses. Today, it manufactures a variety of foam pillows-all of which are some variation of a cube-that are designed for side sleepers. The company launched as a Kickstarter campaign in 2019. If you hadn’t guessed it: Pillow Cube isn’t your traditional pillow. Whether you are a PC gamer, music fan or want to get the most out of your windows start up sound effects I would recommend hunting down this great set.Pillow Cube launched in 2019 with a Kickstarter campaign. Overall this is a thoroughly recommendable addition to your desktop and at a typical retail value of around £13 is an absolute steal. Whether these issues will affect you or not depends entirely upon your situation so I am hesitant to chalk them up as negative points really. Other than this the only other minor gripe I have is that the subwoofer is a little too large for a typical desktop but too small to be left on the floor under a desk without getting an occasional boot across the floor. The cones of the speakers themselves are completely exposed so those with curious children or who are pretty clumsy may find dented, ripped or damaged cones in their future. The disadvantages of the wonderful set are few and far between. However I would only recommend this for smaller kitchen/bedroom set-ups as the design of the unit is geared towards use with a PC and may not hold up too favourably if you are trying to watch a blockbuster film in a high ceilinged room. Whilst the cable provided goes from phono to a 3.5mm audio jack typically used with a PC or MP3 player player it would be possible to connect the phono ports on your TV etc. The satellite speakers connect directly to the subwoofer which in turn connects to whatever you wish to play the audio from by its RCA phono ports. The technical specifications for those of you that are interested are as follows… Those who are particularly fussy about their bass and treble setting will be happy to find dedicated controls for them along with a master volume control on the right side of the subwoofer. Even at high volume I struggled to hear any kind of distortion from these speakers and as someone who typically blasts his music for extended periods of time I am happy to report the cones themselves seem very durable. When tested with a variety of music ranging from some fairly delicate electronica to some double bass heavy metal it hold up beautifully never once failing to impress. Most importantly the sound from these speakers is excellent in terms of quality. As a result I don’t believe they would not look out of place in anyone’s set-up at home or the office. Aesthetically these speakers are very pleasing and are mostly black in design with pure white speaker cones in the centre of all three speakers. In this set you get a 4” subwoofer along with two 3” satellite speakers. Today we will be taking a quick look at the Sumvision N-Cube Pro 2.1 speaker system.
